Background/Experience:
2 unit Condo Owner at DBR, first one 2004. Have owned, completed & managed
1,000's+ real estate property deals with over 29 years of experience. Owner
of a property management company, real estate brokerage firm,
commercial / residential construction
company, and real estate investor group in multiple states. I am here to support
and add value to the owners at DBR per request. Legal experience is extensive
and knowledgable, have been working with attorneys and legal firms monthly
for decades & never go ot court unless it's a last resort. Code enforcement
experience working with city officials is extensive as well
thousands of units in different states getting portfolios into compliance
successfully.
In addition to my normal daily real estate portfolio audits, Board recently
voted me into the DBR Treasurer seat and have worked with auditors and Tomoka
to implement systems of checks and balances. Worked with accounting divisions
to complete reconciliations of DBR bank accounts, cleaned up uncleared checks,
and operating in the system rather vs past improper methods to ensure good
future bookkeeping practices. With the clean up action items completed,
the books were handed over to the annual Auditor. The annual Auditor has
completed the portion under the new management time with lomoka, but is
currently reviewing the past transitional set-up with the Reserve account
from the time under prior management. Documents have been requested from
the Developer and First Service Residential in order to complete th DBR
annual audits. Forensic Auditor and the 2nd Annual Auditor Service r
in process.

Comments about Board Candidacy:
Happy to serve for as long as DBR Owners continue to require my volunteer
services. Recommend other owners do not vote for candidates trying to sell
their units vs fixing our current situation. I will follow all court awards,
COA docs, and legal easement agreements.
