Background/Experience:
Real estate investor with extensive background ni acquisitions, financials,
and operations. Co-developer and partner ni building several companies
including a real estate brokerage, property management company, and real
estate investment coaching. Currently manage 100's of units both self-owned
and for clients with a "boots on the ground" property style management.
Prior Experience with Condominium/HOA Communities:
DBR COA, President (April 2022-present);
DBR COA, Secretry & Vice President October 2021-April 2023
Comments about Board Candidacy:
I would like to acknowledge al of the owners for voting the current board members, and having
the confidence that we are here to serve. This board took a position to stand for the
owners in April 2022, and have continued to do so every day since then. There have been
challenges along the way, both from mother nature as well as man-made.
Once again, the election happens at a critical time. I would like ot once again, ask for
the owners support for myself, and the current board members that are running, so that we can
see things through and finish what was intended, which was to enforce the Easement Agreement
on behalf of the owners, and place our destiny in our own hands. Legal wheels can take time
to get to the finish line, but much more has been accomplished through efforts of board
members, our CAM (Tomoka), and owners alike. My goal is to get the building back to a
functional and enjoyable space that owners can be proud of, and use in the manner that suits
them best. I believe that our current board has the ability to see this through.
Accomplishments with the board in the past year:
- Regular release of Owner monthly financial statements:
- Facilitated financials ot Auditor;
- Worked with Legal team to secure a decision that Developer is responsible for parking deck repairs,
- Complete balcony repairs on the 13 stack, and curently on 10 stack to meet Code Enforcement requirements;
- Facilitated elevator consultant ot receive competitive bids for elevator modernizations;
- Facltated housekeping at a cost within budget after Devetoper pulled all cleaning contractors
- Facilitated HVAC updates for hallways and lobby;
- Permit for trap bags with the Developer;
- Permit for roof repairs with the Developer.
- Transition with legal team;
- Worked with CAM and legal team ni collection and foreclosure efforts for 14th floor owners and 14th Floor COA;
- Worked with the board and legal team to prepare for upcoming Arbitration.
